February is the new March. And it's never too early to get a jump on things!

I've no need to remind you that this Fall has been the most active real estate market in many years. Indications are that Spring 2016 will see more of the same.

It used to be that the Spring real estate activity began ramping up in early or mid March. Not any more. For the past couple of years the "Spring" market has begun in early February – even earlier in some markets.

Listing your home in February can attract serious buyers who are keen to buy – because they’re eager to get into a home, and/or want a jumpstart on other buyers.

The flip side of an early sale is that you’ll be buying your next home in a marketplace with many choices coming on the market every day. With a sale already booked on your current home, you can act decisively when the perfect next home appears. With your sale proceeds known, and financing sorted based on your net proceeds, you may also be able to out-manoeuvre competing buyers for that new perfect place.

Whether you're planning to sell or buy, consider getting off the mark early in 2016. I'm ready to go when you are!
