Want to make a move in 2019? Timing counts.

This fall has begun with much uncertainty in Metro Vancouver's housing market. While many sellers and buyers continue to take are a "wait and see" attitude, others are proactively choosing to go ahead and list and sell their homes now, or continue their home search. Some because the time is right for them, others because they're concerned about the longer effects of continuing market uncertainty. 

Those wishing to make a move and be settled before year-end should focus on selling or buying within the next six weeks or so.

60 days from firm offer to possession of a home is typical. Most deals done in the next 60 days will complete before year-end; most by December 15th as very few deals complete during the holiday season.

A delay now means selling and/or buying in the quieter December/January time frame, with completion next spring. This could be good for buying a home, but not necessarily for selling. If you'd like to get moved before the new year, the clock is ticking.
