Thinking of selling? Here’s a quick listing primer

The advent of fall is a traditionally active time for house moves. While this fall may be less frenetic than previous seasons, a few of my clients are already considering a fall move. If it's been a while since you sold a property, you may be unsure about the actual listing process. There's much more to it than simply posting the details to MLS. And with the more challenging market these days, it’s important to get each step exactly right.

If you’re selling, here's a quick summary of the steps we'll go through when listing your home for sale:

  1. Once I learn a few details about your home - size, lot, condition, special features, upgrades, etc., I'll develop a "comparables” package.  This is my in-depth analysis of homes similar to yours that have recently sold, as well as homes currently on the market. I'll have done all the legwork and analysis to make it as easy for you to review and understand. You and I will review the "comparables” package together, then together we’ll decide on the best price at which to list your home. No two homes are the same, but I am good - and experienced - at adjusting for the differences.

  2. We’ll also look at how currently listed homes compare with yours, so that we can better bring out the unique and superior features of your home to increase interest in your home and maximize your sale price.

  3. Together we’ll decide on the best Launch Strategy. There’s lots of choices in how to introduce and show your home to the market. We’ll discuss timing, exposure, showings, etc. to maximize presentation and impact. We'll also discuss the custom Marketing Plan prepared for your property. 

  4. My team and I will advise you about staging ideas and options, and minor repairs and improvements that will give you the most bang for the buck and bring you top market value. We’ve seen thousands of homes and worked with hundreds of clients – buying and selling – so we know what‘s required to win over even the fussiest buyers. 

  5. Once all your questions have been answered and you’re comfortable with the process, we’ll complete the listing agreement together.

  6. My team and I will begin preparations for marketing your home. We’ll arrange for a custom floorplan layout and measurements, to be included with all marketing materials; and arrange professional photos for online and print media. We'll arrange for videos or 3D floorplans as applicable. We’ll also arrange for title documentation, and AGM and strata council minutes if you live in a strata property. We'll finalize the Marketing Program, and ensure all marketing materials are produced and ready to go.

Once the listing agreement is submitted to MLS, we'll kick off our custom Marketing Program. Together we’ll get your home SOLD!
